Unlike others who attempt to properly provide this service, we go the extra mile to ensure everything is above board and in full compliance with DRE. We have heard horror stories from current clients who switched to us after finding out their prior processors were not doing banking reconciliations, annual reporting and a host of other things that would subject them to DRE compliance issues.

First,
we perform the work of setting up your own escrow, licensed under your Broker’s license. This includes obtaining a DBA/Fictitious Business Name with the County if needed, opening a Corporation with the State if needed and of course filing the necessary paperwork with DRE to ensure you’re in compliance with the web of regulations necessary to perform escrows.

Second,
we open up your separate bank trust account. What makes us unique as compared to others who attempt to do what we do, is we have three licensed Brokers that can be signers on your escrow account. DRE only allows licensed DRE personnel to be signers (without having to get some expensive bonding). Other companies that process escrows for Brokers have to bother the Broker to come and sign checks or approve wires. We know your are busy out getting deals and are not wasting your time with such tasks. Of course, if you want to be the one to sign checks and do wires, we can set that up as well.

Thirdly,
we process the escrows under your escrow company, using our software. We also handle monthly reconciliation of the bank account, done by a third party at our expense. We handle the annual reporting to DRE of your escrow activity, as required. We create a shared computer folder that you can access remotely, where you can pull up the scanned closed escrow files, monthly banking reconciliations and everything else you would need if you ever had a DRE audit being conducted of your office.
BEP is owned and operated by a licensed California Attorney and licensed California Real Estate Brokers. With this experience and background, BEP has developed a tried and tested (validated in a DRE Audits) method to conduct your escrows and split the fee.

Here too, we make it easy. We collect 50% of the fee for our processing services and the Broker gets 50%. The good part for the Broker is it is a clean 50% of the total escrow fee without any reductions. We pay out of our 50% fee, the costs for bank fees, third party reconciliation fees, software fees, set up fees etc.

The staff that will process your escrows are very professional and have years (some decades) of experience in handling all aspects of residential and commercial escrows. They work hard to make our Brokers and the buyers and sellers comfortable with the process. As an experienced Broker knows, a good escrow officer is critical in getting a deal done and solving problems that arise from time to time in these transactions.
You’re the Boss
Keep in mind, we work for the Broker. While we handle all the paperwork, we take direction from the Broker. If you want to reduce fees on a certain escrow to make the deal happen or move quicker or slower on a certain transaction, we are here to accommodate the Broker’s wishes.
